Humidity in a community built on a 1901 utopian grid
Zion City was founded in July 1901 as a planned theocratic community by John Alexander Dowie, who laid the town out on a grid of numbered streets and biblical-named avenues; by 1906 roughly 7,500 people lived there before Dowie's ouster that year. Homes closest to that original grid are now well over a century old.
Older construction, different ventilation assumptions
A home built during Zion's earliest years was ventilated and insulated by early-1900s standards, which affects how moisture moves through crawlspaces, attics, and wall cavities compared with later infill construction. A mold assessment should note whether a property sits within that original 1901-era grid or in more recent development further out.
