1. Note and contain
Record what's showing up, limit further damage where it's safe to, and gather what history on the house you can.
2. Assess the house and lot
The mold you can see is only part of what's happening. A plan meant to last covers water entry, humidity, material condition, containment, and verifying the work once it's finished.
3. Get the scope in writing
Spell out preparation, protection, materials, access, permits, testing, cleanup, finish restoration, exclusions, and change-order rules.
4. Weigh the proposals
Verify credentials and look at the reasoning and boundaries behind each proposal, not just the total price.
5. Verify closeout
Confirm testing results, cleanup, documentation, warranty terms, and any maintenance still on you afterward.
